No Upfront Fees, No Sale No Fee, Cancel Anytime: What Those Promises Should Look Like in Writing
Hidden fees almost never look hidden. They look like small, reasonable line items with names like transaction fee, compliance fee, marketing fee or administrative fee. Individually they seem minor. Together they can add up to real money, and you usually meet them for the first time on the settlement statement.
Three promises worth getting in writing
No upfront fees. You should not be paying to put your home on the market. If a broker asks for money before the home is listed or before it sells, ask what that money buys and whether it is refundable.
No sale, no fee. If the home does not sell, there should be no broker commission. That single sentence realigns everyone's interests — the broker only gets paid when you do.
Cancel anytime. We offer a seller-friendly cancel-anytime approach because we earn your business by performing, not by trapping you in a long-term agreement. Since there is no upfront broker fee and no broker commission unless your home sells, the model is designed to reduce risk for sellers.
What to look for in the document itself
- The listing fee, written as a number, and any minimum fee that applies.
- The length of the agreement and exactly how to end it.
- Every other fee by name — and if the answer is none, make sure the document says none.
- What is included: MLS and syndication, photography, showings, negotiation, disclosures, escrow coordination.
- Who pays the buyer-broker compensation, and what happens if that changes during the transaction.
The point is not distrust. It is clarity.
Good brokers do not mind these questions. We would rather spend twenty minutes at the kitchen table explaining the fee structure than have you discover it at closing. A seller who understands exactly what they are paying, and why, makes better decisions all the way through the transaction.
It's your money. Keep it.
Cancellation and all terms are subject to the written Listing Agreement. Minimum Broker Fee $5,750 on homes under $1,150,000. G. Robert Arnold, Broker — CA DRE #00569840.
